W M Building Services were responsible for the design development of a new sortation centre with over 120,000m² of floor space including a single storey 6000m² main office from concept stage to completion. This included thermal modelling of all spaces and the production of RVT model to be incorporated in principle contractors federated building model, this allowed the services to be clash detected and installed in tight services zone with process & mezzanine area ductwork passing through steel beam holes.

Services included process & mezzanine level heating & cooling served from 24 gas fired roof mounted packaged units, ductwork droppers and fabric ductwork distribution, VRF heating & cooling, gas fired heat recovery central ventilation with chilled water cooling & variable air volume to training/conference rooms, central hot and cold water services to all main office spaces. Toilet blocks to the process and mezzanine areas all served locally from dedicated twin extract fans, local electrical heating and hot water systems served from the central boosted cold water system.

All HVAC systems & energy metering are connected to a site wide Tridium Niagra 4 Building Management System including BacNet linked monitoring and control CO2/Hum/Temp sensors to maintain environmental conditions.
